Ross Brown Partners has closed the sale of 432 S Farmer Ave in Tempe, Arizona — a 10,548 SF tech and office property transacted at $3,850,000. Kyle McGinley, Payton Kruidenier, and Rick Collins represented the buyer in the acquisition.
The buyer is Deus X Defense, an innovative security and defense technology company focused on advanced drone operations, rapid-response security solutions, and modern defense infrastructure. The firm was founded by Pat Madden, a longtime client and friend of Ross Brown Partners.
The property's strategic location in Tempe — steps from Arizona State University's expanding tech corridor — was a key driver of the acquisition. The proximity to one of the nation's leading research universities positions Deus X Defense well for future growth, talent recruitment, and collaboration with the broader technology and defense community.
